Every property on one page
RevPAR, ADR, and occupancy by property and room type, compared on the same definitions — so an ownership review starts from one report instead of a stack of PMS printouts.
Hotel & hospitality reporting
RevPAR, ADR, occupancy, TRevPAR, and GOPPAR by property and room type, built from your PMS — Opera, Mews, Cloudbeds, SynXis, or similar — plus channel manager and STR benchmarking data. A senior US-based engineer builds it and keeps it refreshing. Most builds in 3–5 business days.

The gap between a full house and a profitable one
Most hotel owners and GMs can pull last night's occupancy and rate from the PMS in seconds, and still wait until month-end for RevPAR, GOPPAR, or a clean comparison across properties. That is the gap a Power BI consultant for hotels closes: your property management system knows every folio, your channel manager knows every booking source, and your accounting system knows every cost — but rooms-revenue KPIs measured consistently across the portfolio usually live in a spreadsheet someone rebuilds every week.
We build one model over your PMS — Opera, Mews, Cloudbeds, SynXis, and similar systems — plus your channel manager, accounting, and STR data, so an owner or revenue manager sees RevPAR, ADR, occupancy, TRevPAR, and GOPPAR by property, room type, and segment, current every morning without anyone exporting a thing.
What we build for hotel owners and revenue managers
Buy a block of prepaid Flex hours and, if you're unhappy within the first 4 hours, we refund you in full — no questions asked. Hours are deducted only for work you've reviewed and approved, there's no project minimum, and your banked hours never expire.
Why hotel owners call us
You send the request; a senior engineer models folios, channel bookings, and costs around how a hotel or small group actually runs.
RevPAR, ADR, and occupancy by property and room type, compared on the same definitions — so an ownership review starts from one report instead of a stack of PMS printouts.
Gross operating profit joined to available room-nights, so a property that looks busy on occupancy alone but is discounting its way there shows up as a pattern, not a hunch.
Your STR Index and competitive-set RevPAR sit next to your own trend, so fair-share performance is a chart you review weekly instead of a PDF that arrives and gets filed.
OTA, direct, and group bookings from your channel manager, plus pickup and pace against last year and forecast, feeding rate and allocation decisions before the date arrives.
Rooms revenue plus F&B and other outlets rolled into TRevPAR, with the F&B detail itself — sales, labor %, prime cost — handled by our Power BI dashboards for restaurants build so nothing is duplicated.
RevPAR alone can flatter a property that discounted its way to a full house. A useful model has to carry rate, occupancy, and cost from their separate systems — folio and night-audit data from the PMS, booking source from the channel manager, costs from the ledger — and line them up by property and period, or it will reward occupancy at the expense of margin. That is why GOPPAR and TRevPAR matter alongside RevPAR and ADR: they are the difference between a hotel that is busy and one that is profitable.
Owners with more than one property are often surprised by what emerges: the property with the highest occupancy is frequently not the one with the best GOPPAR, and channel-mix data usually finds OTA dependency that a rate strategy can address. Those conclusions only appear when folios, bookings, and costs sit in one model — see Power BI dashboard development for how we build it.
Where rooms are one department among gaming, food and beverage, entertainment, and convention space, the reporting problem widens: departments that do not share a system still have to agree on one operating day before a property total means anything. Our Power BI consultant in Las Vegas page covers that property-wide framing and Clark County delivery; the rooms-revenue definitions on this page stay the reference either way.
These are the rooms-revenue measures every build starts with. Definitions follow standard hotel-industry usage; the numbers in your dashboard come from your own PMS and ledger data, never from us.
| KPI | What it measures | How it's calculated |
|---|---|---|
| RevPAR (Revenue per Available Room) | Rooms-revenue efficiency across every room, occupied or not | Rooms revenue ÷ available room-nights (or ADR × occupancy %) |
| ADR (Average Daily Rate) | Average rate earned per room actually sold | Rooms revenue ÷ occupied room-nights |
| Occupancy % | Share of available rooms sold | Occupied room-nights ÷ available room-nights |
| TRevPAR (Total RevPAR) | Whole-property revenue efficiency — rooms, F&B, and other outlets | Total property revenue ÷ available room-nights |
| GOPPAR (Gross Operating Profit per Available Room) | Profitability after operating costs, not just top-line rate | Gross operating profit ÷ available room-nights |
| STR Index (RGI) | Your RevPAR performance against a chosen competitive set | Your RevPAR ÷ competitive-set RevPAR × 100 |
Folio, rate, and occupancy data comes from your PMS — Opera, Mews, Cloudbeds, SynXis, and similar systems — via their API or scheduled exports. Booking source and channel mix come from your channel manager, and the cost side usually comes from QuickBooks or a similar ledger. If you subscribe to STR reports, we bring that competitive-set data in too so STR Index sits next to your own trend.
To be direct about it: PMS and channel-manager platforms differ a lot in what they expose, and some plans gate API access. We confirm the exact connection method for your systems in the scope estimate before any hours are used. Once connected, we configure scheduled data refresh in Power BI (opens in new tab) so the numbers are current each morning.
You buy prepaid Flex hours that never expire: Starter 20h at $125/hr ($2,500), Growth 40h at $115/hr ($4,600), or Power 80h at $100/hr ($8,000). A first RevPAR, ADR, and GOPPAR build for a single property or small group typically fits inside one block. Most builds ship in 3–5 business days once you approve the scope estimate.
Traditional Power BI firms charge $175–250/hr, set project minimums, want $10K+ to start, let unused hours expire, and don't begin for 4–6 weeks. Flex Support is $100–125/hr, no minimums, banked hours that never expire, and a start this week. Hours deduct only for approved work. See how prepaid Flex hours work for the full comparison.
Owners, general managers, and revenue managers at independent hotels, resorts, and small hotel groups without an in-house analyst. If your properties are franchised units under a brand flag — where royalty accrual and network-level rollups across separate owners are the real problem — see our Power BI dashboards for franchise owners instead. If you manage long-term rental units rather than nightly stays, Power BI for property management covers rent roll and lease-driven occupancy; and if your focus is a wider real estate portfolio spanning multiple asset types, see Power BI for real estate.
The ideal fit is one property to roughly twenty, where RevPAR and GOPPAR comparisons across properties are a real chore and a dedicated data hire is hard to justify. If you already have a report that's broken or untrusted, our Power BI troubleshooting service repairs it from the same hours. Properties in a sharply seasonal market, where this January and last January matter far more than last month, can also see how we scope that locally as a Power BI consultant in Miami and across South Florida. Contact is form-only — send your request and we'll reply with a scope estimate.

How it works
Tell us your PMS, channel manager, and accounting systems, and which KPIs matter most. We reply with a scope and hours estimate — including the confirmed connection method — before any work begins. Hours deduct only for builds you approve.
A senior US-based engineer joins folios, bookings, and costs into one model, writes the measures for RevPAR, ADR, occupancy, TRevPAR, and GOPPAR, and reconciles totals to your PMS — typically 3–5 business days.
We publish to your workspace, set scheduled refresh so figures are current each morning, and hand over the model and credentials. You own everything; we keep it healthy from your banked hours.
Representative perspective
We ran three properties and the monthly ownership call was three PMS printouts and a debate about which one was "doing well." Seeing RevPAR and GOPPAR side by side, on the same definitions, ended the debate.Owner, independent hotel group

STR Index used to be a PDF I filed and forgot. Now it sits next to our own RevPAR trend, so we actually notice when we're losing fair share instead of finding out a quarter late.Revenue manager, resort property

Yes. We build rooms-revenue measures — RevPAR, ADR, occupancy, TRevPAR, and GOPPAR — from your PMS folio and night-audit data joined to the ledger, trended by property, room type, and segment. That is usually the first build owners and revenue managers ask for.
Yes, if you subscribe to STR reports we can bring your STR Index (RGI) and competitive-set RevPAR into the same dashboard as your PMS data, so fair-share performance sits next to your own trend instead of a separate PDF.
TRevPAR and GOPPAR roll up F&B and other outlet revenue alongside rooms. For a full breakdown of restaurant or bar sales, labor cost %, and prime cost from your POS, see our Power BI dashboards for restaurants, which we link this data to rather than duplicate.
